Mould/Fogging
examinations

In cases where the presence of mould infestation in occupied spaces is suspected or already visible the causes responsible for it will have to be revealed.
To be able to find out exactly several examinations are necessary, which also require the consultation of other experts. These are for example chemists and biologists for examinations in the laboratory. If residents show a clinical picture, specially trained physicians are the persons to be contacted to clarify interrelation between the mould species and the clinical picture.

According to the evaluation result of the first on-site inspection it will be decided whether further steps and if, which steps have to be taken and in which sequence the examinations have to be carried out.
Not until the causes have been established can the repair, remedial and mould treatment measures be determined.

According to the situation to be examined not all examinations will be required, the sequence may be varying. We coordinate the measures to be taken and evaluate the results in the opinion.

Timber Damage

Our strengths lie in the appraisal of existing historic timber structures. Expert advice is provided with the necessary construction-related knowledge and for listed historic buildings the necessary conservation-related sensitivity. The written reports represent the high standard of documentation in the field of building research and monument preservation. They include a design description of the objects, a damage documentation (including photographic evidence), a damage mapping, a damage analysis and a detailed recommendation of measures for renovation (where necessary) and as far as sustainability is concerned further recommendations (if desired) for monitoring/preventative maintenance.

A detailed knowledge of the construction and restoration history is indispensible to be competent to handle historic structures. The knowledge of the history of a property is helpful to understand the building itself and gives first hints of any existing construction qualities, possible damage or constructive deficiencies.

Historic buildings often look back on an eventful history. They were built, modified and extended depending on the periodic standards or on external conditions.

The architectural historic analysis together with a structural inventory and damage assessment creates a sound basis for a sustainable building, structure or damage assessment. Misjudgements and unneccessary or inappropriate damage repair will be avoided.

Structural inventories provide the basis for the subsequent static calculation/recalculation of an existing construction. The actual state of a supporting structure as regards the dimensions of existing sustainable components and the quality of building materials will be recorded. Connection details and system centres will be documented, remaining cross sections will be determined and support structure relevant damage will be assessed.

Structural inventories make it possible to detect deviations from any possibly available planning documents and form the basis for a realistic static modelling of an existing supporting structure.

Valuation developed and undeveloped property

The trade value – also referred to as the market value – is determined by the price that could be achieved at the time to which the valuation applies in the ordinary course of a business transaction. It depends on legal circumstances, actual characteristics of the features and the location of the property or further subjects of the valuation without any consideration to unusual or personal circumstances.

We determine the current market value of a developed or undeveloped property for the purpose of:

Technical Due-Diligence

Due diligence (DD) is a term used for an act with a certain "standard of care“ applied for evaluating the object of the contract prior to the acquisition when buying or selling shareholdings or real estate.
Due diligence procedures shall involve, in particular, a systematic strength/weakness analysis of the given object of sale, an analysis of the risks implied in the purchase of such an object as well as a well-founded appraisal of the object.

Whilst in the past due diligence has often been performed by internal experts of real estate traders, investors and/or investment companies, today, banks and investors increasingly demand an independent due diligence procedure by external experts.

As officially appointed and sworn building experts (öbuv) we conduct technical examinations (technical due diligence) for our clients. As a course of action the technical condition of installations and buildings are documented. In particular, an assessment is made of maintenance and repairs as well as the potential for improvements. The environment and the directly valuation-related influences will also be taken into account. For the assessment of specific technical installations we refer on experienced experts.

Construction Associated Quality Surveillance (BQÜ)
definition

Construction Associated QualitySurveillance (BQÜ – Baubegleitende QualitätsÜberwachung) is a service, performed primarily by experts on building and interior damage. It means assistance to the owner, who is often not sufficiently informed, throughout the build process of his property and sees itself as an independent monitoring body between builder-owner, architect / planner and craftsman.

 

area of applicability

For new buildings, remodeling, redevelopment or refurbishment of single residences and multiple dwelling units, freehold dwelling units and commercial and industrial properties we offer independent consultation and construction-associated supervision.

 

scope

This consists of one to eight phases plus supplementary services on the building site and includes checking the tolerances, the adherence to guidelines and applicable regulations like the Energy Conservation Regulation (EnEV), heat insulation and sound insulation and any deviations from the contracted features. All phases will be documented by written records – if requested also by photographs - and sketches and summarized in a construction documentation.


The following can also be offered as auxiliary services: Inspection of the technical installation work and of the air tightness (significant for checking the quality of conformance with regard to the roofing work, window installation and dry construction), assistance during the final acceptance phase and again assistance during the on-site inspection of the property within the agreed defects liability period.
